    Hearing on CRE lending regulations

On Wednesday, February 24, the House Financial Services Subcommittee on Capital Markets and Government Sponsored Enterprises held a hearing on "The Impact of the Dodd-Frank Act and Basel III on the Fixed Income Market and Securitizations." Subcommittee members and witnesses discussed the effects that overly-broad and burdensome regulations for commercial real estate financing and lending institutions have on the economy.  They also reviewed the new commercial real estate risk retention rules scheduled to go into effect on December 24, 2016. NAR sent a letter to the Subcommittee stressing the cumulative detrimental effects such regulations have on access to capital for commercial real estate. NAR stressed the need for widening the Qualified Commercial Real Estate (QCRE) exemption to the risk retention rules to allow for more low-risk CMBS transactions to be included.  Read NAR's Letter [Source: NARupdate 02-29-2016]

FASB Issues New Lease Accounting Standard

The Financial Accounting Standards Board (FASB) released the final version of its updated lease accounting standards. The standards have been under revision for several years. NAR has actively participated in the standards revision project working with several coalition partners from the banking and real estate community. The new standard on leases will take effect for public companies for fiscal years, and interim periods within those fiscal years, beginning after December 15, 2018. For all other organizations, the new standard will take effect for fiscal years beginning after December 15, 2019, and for interim periods within fiscal years beginning after December 15, 2020. Housing Boulder -- "Maintain the Middle"

Developing a middle-income housing strategy and program is a priority for the city this year. On March 29, City Council will have a broad discussion of the current housing situation in Boulder, approaches other communities take, possible policy options and next steps toward developing a strategy. In the meantime, read the recently completed Middle-Income Housing Study, which was discussed at the Feb. 23 study session that can be viewed online, and learn more at the Housing Boulder website.
